Planning approvals in AONBs and on green belt land
During these unusual times we feel fortunate that we have remained busy and to have found new ways of working to ensure our clients’ projects progressed successfully. We are pleased to report there are a number of planning consents that have recently been gained including two located in AONBs.
We were delighted when approval was granted for a site in the Cranborne Chase AONB after four earlier attempts (by others) had failed. Previously the site had been a farm attraction business and now that some of the buildings were redundant our client wished to demolish them and build a replacement dwelling, a farmhouse, on the site of a redundant pond. We produced a Landscape and Visual Appraisal report along with input into the scheme design and prepared information to support the application, all taking into account the key characteristics and special qualities of the Cranborne Chase AONB.
Another success in both Green Belt and an AONB, this time in the Kent Downs near Sevenoaks, was obtained working with award winning Bere Architects for a client who had purchased a site and was seeking to build a replacement dwelling. We prepared a Landscape Statement to demonstrate that the impact of the proposed dwelling upon the openness of the Green Belt was insignificant, and a Landscape Masterplan showing the proposals including a planting design using native hedgerows to provide screening. The replacement building will be highly energy efficient, constructed to full ‘Passive House’ standards, designed to consume less than 10% of the energy of a conventional building through the effective use of renewable energy, super-insulation and ventilation systems.
